Rental Property Secured in London for Wheelchair-Dependent Client

The Brief

PLG Consultants were instructed by Wrigley’s Solicitors to find an accessible rental property in a sought-after London area for Vanessa, who became wheelchair-dependent following a personal injury. Her previous home was no longer suitable, making daily activities challenging and creating an urgent need for a more accessible living space.

The Challenge

The primary challenge was to find a property in Vanessa’s preferred area that required minimal modifications to meet her accessibility needs.

Given the high demand for rental properties in London, competition was intense, with many viewings attracting multiple interested parties willing to offer above the asking price, thus inflating property prices.

Speed was crucial to ensure timely adaptations and a smooth transition for Vanessa.

The Solution

Our Property Finding team quickly identified a suitable bungalow that required only minor modifications to become accessible for Vanessa. Key changes included:

  • Widening doors for improved wheelchair access.
  • Installing a wet room to facilitate accessible personal care.
  • Creating level access throughout the property to enhance mobility.

Additionally, we adapted a section of the kitchen worktop to allow Vanessa to continue her passion for cooking. We completed these modifications efficiently to ensure Vanessa could move in without delay.

The property was jointly owned, and the landlady had concerns about the proposed adaptations. We addressed these concerns by directly engaging with the landlady, providing detailed assurances about the modifications, and explaining that the work would be supervised by our RIBA Architectural practice. After our discussion, the landlady agreed to the proposed changes and was pleased to have Vanessa as a tenant.

The Result

The successful adaptations have significantly improved Vanessa’s ability to navigate her home independently. She can now cook, clean, and enjoy daily activities with greater ease.

Vanessa shared her enthusiasm, saying, “I like to cook, clean, and explore the world. Now I get to explore the world differently, and I don’t let my disability stop me.”
