Securing a Central London Rental Property for a Tetraplegic Client with an Urgent Deadline

The Brief

This case involved securing a rental property in central London for a tetraplegic client under a complex and urgent timeframe. We were first contacted in November with a pressing need to find a new rental property for a client whose current tenancy was ending due to the refurbishment of the apartment block in December. With the New Year approaching, we had a very limited window to complete a property search, negotiate a tenancy, and secure a suitable home.

The Challenge

Given the nature of our client’s disability, the property had to meet very specific requirements. After an intensive search, we identified a three-bedroom penthouse apartment that featured three wet rooms—a rare find in central London on short notice. This successful outcome was made possible by our team’s quick reaction, expertise, and extensive knowledge of the sector.

The Solution

Having identified a potential property from a desktop perspective, we arranged to view the property within 24 hours. During the viewing, it was felt the property would provide a solution for the client and, as such, while at the property, we spoke to the case manager and arranged for her to view the property 48 hours later. To streamline the process, the property details were shared on our bespoke client site, allowing all relevant parties to view it remotely. Prior to the case manager’s visit and understanding the fast-paced property market, following conversations with the legal team, we proceeded to make an offer on behalf of our client.

Despite the inherent market competition for a property of this calibre, and although another party also submitted an offer, we managed to negotiate effectively with the agent, who lacked experience in disability rentals. By demonstrating the security and suitability of our client’s proposed tenancy, we instilled confidence in the agent.

However, just days before Christmas, we were informed that the tenancy would not be finalised before January due to complications on the landlord’s side. We quickly took action, ensuring that all necessary documentation was completed and liaising directly with the estate agent’s owner to emphasise the urgency of the situation for our client.

The Result

Despite the tight deadline and multiple setbacks, our team’s expertise and deep understanding of the private rental sector, along with our ‘never give up’ attitude, enabled us to secure the property for our client, who moved in on Friday, 22nd December. The result was more than just a stunning three-bedroom penthouse; it was a home that significantly enhanced our client’s quality of life and alleviated potential distress during the festive period.
