Most of my work as a property finder happens in the office. I’m usually looking at property listings, reviewing floor plans and trying to picture what might work for a client.
Recently, I joined the project support team on a site visit to see an adaptation project in progress.
It was a really useful experience, and I came away with a much better understanding of what goes into turning a property into a home that works for someone’s needs.
Seeing the Bigger Picture
I’ll be honest, my first thought was that there was still a lot of work to do! When you’re not involved in construction every day, it’s difficult to know exactly how much can be achieved as a project progresses.
What I found interesting was hearing from the people involved about the work that remained and how everything fitted together.
They understood the process and were able to explain how the different stages would come together.
It gave me a better appreciation of the planning and coordination behind a project.
What might look like a long way from finished to someone seeing it for the first time is part of a much bigger plan.
It was a good reminder that there is a lot of expertise involved in getting a project from one stage to the next, and that listening to the people who know the work inside out is invaluable.
Looking at Properties Differently
One of the most useful things was seeing how a property’s internal layout could be changed to make it work better for the person living there.
When I’m searching for properties, I spend a lot of time looking at floor plans and trying to visualise what might be possible.
But it’s not always easy to picture how rooms could be rearranged or how different spaces might work together.
Seeing changes in practice helped me connect what I look at on a screen with what can actually be achieved.
It has also made me think differently about the properties we consider.
Something that doesn’t immediately look suitable on a floor plan might have potential once you start thinking about how the space could be used differently.
Of course, not every property will be right, and any proposed changes need to be properly assessed.
But the visit has given me a better idea of what to look out for and which possibilities might be worth exploring further.
It’s the Little Things That Count
Another thing that really stood out was how much thought goes into the smaller details.
It’s natural to focus on the bigger things when considering an adapted property, such as access, room layouts and space to move around.
But there are plenty of smaller decisions that can make a real difference to how a home works day to day.
Even choosing the right fittings involves thinking about how someone will use the space, alongside practical requirements such as safety.
These aren’t necessarily things I’d think about when scrolling through property listings, but seeing them considered as part of a project showed me just how much detail goes into the planning.
It’s not simply about making a property accessible.
It’s about thinking through how everything works together to create a practical home.
Taking What I’ve Learned Back to the Office
For me, the most valuable part of the visit is what I can take back into my day-to-day work.
When I’m reviewing a property, I want to think beyond what is there already and consider what might be possible with the right design and professional input.
Seeing an adaptation project in progress has given me a more practical reference point.
I can better picture how layouts might change, understand some of the considerations involved and ask more informed questions when looking at potential properties.
It has also helped me appreciate how much collaboration is involved.
Property finding is one part of a wider process, and the knowledge of the people involved at each stage helps bring the plans together.
Trusting the Process
My biggest takeaway was to trust the process and listen to the experts. There is so much involved in adapting a property that you might not appreciate until you see it for yourself.
The visit was a great opportunity to learn more about what happens beyond the floor plans and property searches I work with every day.
It’s given me a different perspective on what to look for and what might be achievable.
I’m looking forward to building on that experience and taking what I’ve learned into future property searches.
Sometimes, seeing what’s possible in practice helps you look at the next property a little differently.
