Finding the right property is an incredibly important decision. It’s the foundation of everything that follows.
But it’s only the beginning.
Once a suitable property has been identified, the focus shifts from finding the right home to understanding whether it can become the right home. That’s where some of the most important decisions are made.
Over time, I’ve come to realise that the best outcomes don’t happen because someone finds a property that looks perfect on paper. They happen because the right people ask the right questions throughout the journey.
That’s why our Property Finding and Architectural teams don’t work one after another. We work alongside each other from the very beginning, building a clearer picture with every conversation, every viewing and every stage of the project.
Finding the right property matters. Securing it matters too. But the decisions that follow are often the ones that determine whether that property becomes the home the client needs, both now and for the future.
It Starts With People, Not Property
People often imagine Property Finding begins with searching for houses.
In reality, it starts much earlier.
Before we look at a single property, we spend time understanding the client.
How do they live today?
What challenges are they facing?
What does their family need?
How might those needs change over the coming years?
Those conversations shape everything that follows.
Instead of simply asking whether a property has enough bedrooms or is in the right location, we’re asking much bigger questions.
Could this property support the client’s rehabilitation?
Can it be adapted successfully?
Will it still work in five or ten years’ time?
Is this the right investment for the future, not just today?
That changes the way you search.
Looking Beyond What You Can See
One of the biggest things I’ve learned is that first impressions don’t always tell the full story.
It’s easy to walk into a beautifully finished property and think you’ve found the answer.
Sometimes you have.
But sometimes the property that looks ready to move into becomes the most difficult one to adapt. We’ve seen situations where recently completed kitchens, bathrooms and expensive finishes would ultimately need removing to create a home that truly works for the client.
Equally, we’ve viewed properties that looked tired at first glance but offered everything we needed beneath the surface. More space, better layouts, larger plots or greater flexibility to adapt and create something truly bespoke around the client’s long-term needs.
That’s why we don’t just assess what a property is today.
We’re always thinking about what it could become.
Why Property Finding and Architecture Work Side by Side
This is where working closely with our Architectural Team becomes invaluable.
People sometimes assume architects become involved once a property has been purchased.
In reality, many of those conversations happen much earlier.
Throughout the search we’re constantly sharing information. Sometimes it’s discussing whether a property’s layout offers genuine long-term potential. Other times it’s identifying constraints that could affect future adaptations, project timescales or overall suitability. Those conversations help ensure we’re assessing properties not just for what they are today, but for what they could become in the future.

That early collaboration helps us focus our searches on properties that genuinely have the potential to become the right long-term home.
It also gives our clients and the wider professional team greater confidence in the decisions they’re making.
Good Decisions Need Good Information
One of the biggest things I’ve come to appreciate since moving into Reports is that good decisions rely on having the right information at the right time.
Every stage of the property journey raises different questions.
At the beginning, that might mean carrying out a Property Market Analysis, helping the wider client team understand whether a client’s budget is realistic within a particular location before the search even begins.
As the property search progresses, the information we gather helps build a clearer picture of each property’s opportunities, limitations and long-term potential. That understanding gives everyone involved greater confidence when deciding which properties should move forward.
Once a preferred property has been identified, our Architectural Team builds on that knowledge through reports such as Pre-Purchase Reports and Suitability Reports, helping the wider client team understand whether the property can support the client’s long-term needs and what may be required to achieve that.
Every report has a different purpose, but they all work towards the same goal: giving clients and the professionals supporting them the confidence to make informed decisions.
Learning From Every Project
One of the biggest benefits of working so closely across Property Finding, Reports and Architecture is how much we learn from one another.
Every completed project teaches us something new.
Working alongside our Architectural Team has completely changed the way I look at properties during a search. I ask different questions than I did when I first joined PLG. I recognise opportunities earlier, spot potential challenges much sooner and naturally start thinking about how a property might work years into the future rather than simply whether it works today.
That learning doesn’t stay within one project. It feeds directly into the next property search, helping us make better recommendations and ask better questions from the outset.

Likewise, the knowledge gathered during Property Finding doesn’t stop once a property has been identified. By the time our Architectural Team becomes involved, we’ve often spent weeks building relationships with families, estate agents and vendors. We’ve developed a detailed understanding of the client’s priorities and the property itself.
That continuity means the project moves seamlessly from Property Finding into Architecture. Rather than starting from scratch, our Architectural Team builds on the insight already gathered, allowing the project to progress more efficiently and ensuring every recommendation is informed by the conversations, context and understanding developed from the very beginning.
Better Information Leads to Better Decisions
For case managers, deputies, occupational therapists and solicitors, recommending a property is a significant decision.
It’s not simply about whether a client likes a house.
It’s about whether that property can support rehabilitation, independence and quality of life long into the future.
Looking back over my time at PLG, I’ve realised Property Finding has never really been about finding houses.
It’s about helping clients and the professionals supporting them make informed decisions.
Every conversation, every viewing and every discussion with our Architectural Team adds another piece to the picture. Together, they help build confidence that the property being recommended isn’t just suitable today, but has the potential to become the right home for years to come.
